Gated parking, with additional 3 car driveway parking spots and street parking. Washer/dryer in house. Pool table and Pingpong table in garage for your entertainment. Recently remodeled kitchen with granite countertops, stainless appliances, hardwood and new carpet. Large patio and private backyard with propane grill.

Good to know

There are total of five bedrooms and three bathrooms located in the house. The space could accommodate up to 9 people, air conditioned and heating, washer/dryer in unit. A total of five bedrooms: -Bedroom#1 is the master bedroom, which has a king size beds with ultra comfortable mattresses, TV, walk-in closet and full bathroom. -Bedrooms#2 has a queen bed and a twin bed -Bedroom #3, and #4 have queen-size beds, comfortable mattress, closet and hangers. -Bedroom#5 is located on the first floor, with a queen size bed, there's a walk-in shower on the first floor as well. Other things to note: -Family friendly amenities such as high chair, crib and pack n’play also available on request -Gated parking, fully fenced yard -Tastefully decorated living and dinning, with fireplace -2 TV upstairs&downstairs. -We have Netflix, Amazon Prime, Hulu, Peacock and HBO Max subscriptions -pool table -pingpong table

Other Details to Note

This house is in a quiet residential area. We welcome respectful guests who will treat our neighborhood and our place as their home. This means that respectful and friendly gatherings are OK. That said, loud and/or wild parties are strictly forbidden. Any sign of disturbance, loud music & noise, including disturbance reported by neighbors, is a violation of the house rules. 2. If you are booking the place for someone else and you won't be physically present during the reservation, please let us know about it. We will need the information of the person that is staying in the house, as well as a copy of their ID. 3. We recommend all guests to purchase travel insurance to protect your trip in the event of unforeseen circumstances. Our cancellation is strict, and we will uphold our cancellation policy in any types of events. 4. Check-in for guests is AFTER 4pm, and check-out is 11am on the day of departure. May-September is our high season, due to back to back turns we can not offer any early check-in or late check-out. Early check-in may be possible with additional fee during the rest of the year, please check availability with your host. In the event that extensive cleaning and/or repairs are required, check-in may be delayed until after 5:00 p.m.

PLEASE READ THE LISTING AND FOLLOWING RULES CAREFULLY, IT IS GUEST’S RESPONSIBILITY TO REVIEW ALL LISTING INFORMATION. THE FOLLOWING RULES ARE BIDDING AGREEMENT, AND WILL TAKE EFFECT WHEN BOOKING IS CONFIRMED. NO SMOKING/FEE: No smoking is allowed inside of the house or garage. Violation of this rule will result in a $500 fee, and immediate eviction. If you smoke outside, please dispose cigarette butts properly. QUIET HOURS: Please respect neighbors. Quiet hours are after 10pm on weekends and 9pm on weekdays. This is especially important for the outdoor area. Violation of this rule is subject to immediate eviction. OCCUPANTS: Only the specific number of guests (children included) in the booking are allowed on premises unless approved by host. LATE CHECK-OUT: Late check-out fee of $50/hour will be added to the reservation in the event of a late check out without prior approval. If more than three hours late, we will also charge the cost of another night, as well as the late fee. If an arriving guest has to be rehomed due to a late check-out, a re-booking fee of $200 will be applied to your reservation. Additional costs (hotels, cleaning fees) may apply. NO PETS: There are to be no pets on the property- guests who bring a pet or pets without approval will be charged a $300 pet fee and will be immediately evicted from the property without refund for remaining days on the reservation. REPORTING DAMAGE: Be sure to report any damages incurred during your stay within 24 hours. This includes but is not limited to stains, holes, broken items, malfunctioning appliances, etc. Guest must also notify us immediately of any maintenance issues that occur during their stay so as not to cause a larger issue (water leak, clogs etc.). SECURITY CAMERAS: There’re outdoor securities located at each entrance. No tampering with security cameras and associated routers. They are there as safety and security for you and our property. MOVING FURNITURE: Do not re-arrange furniture or items in house in or outdoors. NO MAILBOX ACCESS: We do not provide mailbox access to short-term guests due to privacy concerns. Guests are welcome to ship larger items to the house. Small items that shipped into the mailbox is not retrievable by hosts. Guest is solely responsible for tracking the item and making sure the delivery falls within the duration of the stay. Host is not responsible for tracking items that being delivered. INTERNET: For guests staying for a longer period, our data plan is 1.2Tb/month, exceeding the data cap will result in a charge of $100, you will receive notification when the data usage is getting closer. TRASH: Guest agrees to bring the trash bins to the curbside the day before the pickup day, there will be a reminder sent out. Do not mix trash, recycling, or yard debris. We have printed flyers to help you recycle correctly. Sorting fee may apply if our cleaner needs to dig out the trash that is misplaced in the bins. ANTS: Spring and summer is sugar ants season in Portland, they LOVE left-out food and can infest within a day! Eating is only permitted at the bar and dining table for this reason. Please store in the refrigerator or if room temp in airtight containers. Please pick up/wipe up food that drips, drops etc. Rest assured we are at a constant state if treating the home and its perimeter. If you find a sugar ant during your stay just note that they are non lethal and will not make you eligible for any refund. Should you find some, Please reach out so we can help resolve the issue. CLEANING: We ask that guests treat the home with care, be respectful of the home and our team who work hard to ensure the home is in great shape for each guest. Please note that even though homes are cleaned to a high standard it is possible something could be overlooked. If you find a cleaning issue that could use attention upon check in, please contact host via Airbnb message thread within the first 2 hours so that we can attend to your specific requests. Please respect our time and do not bring us a list of minor imperfections such as: A speck of dirt in the corner, a thumb print on a glass table, a crumb missed, etc. If you find yourself to be the type of person that complains about something like this. Please book elsewhere. ADDITIONAL CLEANING FEE: Each property is inspected after guest departure. Additional charges will apply for stains on carpets, furnishings, linens, or towels ( we have non white towels and paper towels for spills etc.), excessively dirty ovens, stove-tops, dirty dishes, Excessive Trash, mixed trash and recycles & moved furniture or appliances. These are not normal wear and are not covered as part of the cleaning fee. NO REFUNDS NO CREDITS: We want your visit to be enjoyable, comfortable and pleasant. It is understood that in renting a private vacation home, there are many situations that are by nature beyond the control of the owners and credits or discounts will not be granted for such. Examples that are not guaranteed nor warranted and will not warrant any refund or credit of rental monies, include, but are not limited to: failure of systems, AC or heat, appliances, electronics, the home's systems or mechanical malfunctions, plumbing, Internet, construction taking place in the area, a home not decorated or accommodated to your tastes/expectations, bad weather, condition of landscaping, a neighborhood disturbance/noise. In the rare event of a mechanical malfunction or inconvenience, we will do our best to resolve quickly. Repairs, if any, will be accomplished as soon as possible, taking into consideration service personnel workload, parts availability, and nature of repair. However, it is understood that no refund or credits will be granted for any early departures or system malfunctions. Expenses for unnecessary service calls are the responsibility of the Guest. Had an amazing time in Portland. It was nice to have somewhere comfortable with lots of space to stay in and relax. The house was exactly as described and the hosts was very accommodating and friendly.
